URGENT UPDATE: Residents of the Bavington complex in Las Vegas, Nevada, are facing a staggering increase in their Homeowners Association (HOA) fees, which could surge to $490 monthly starting January 1, 2024. On November 4, a letter from the newly formed HOA board and management revealed that monthly assessments would rise by $22.50, pushing the current fee from $275 to $240. Alongside this increase, residents will be subjected to a new $250 special-reserve assessment. If approved at the upcoming board meeting on December 3, the total monthly fee will reach an unprecedented $490, leaving many residents in disbelief.

Denise Holden, a long-time resident of the complex, voiced her frustration, stating, “I absolutely know that they can’t afford this increase.” A staggering 272 condo owners are affected, many of whom are struggling to make ends meet amid rising living costs.

Carole Cotero, another resident aged 70, highlighted the harsh reality many face, saying, “I’m lucky if I’m able to buy groceries once a week.” Cotero, who lives on a fixed income, is among those leading the charge against the proposed fee hike. The HOA contends that the increased fees are necessary for ongoing and future community repairs, as outlined in their budget proposal. According to the HOA’s letter, the reserve study, conducted by Geo Reserves on October 1, 2025, supports the need for these funds. Under Nevada law, HOA fees can be raised as long as proper notice is given, and the only way to block the increase is through majority opposition from homeowners.

Residents are now rallying support to ensure that more than 50 percent of owners voice their disagreement, either in person or via petition. Cotero fervently stated, “I pray to God we stop this,” reflecting the anxiety felt by many in the community.
