R&D at Legacy Business Park Sees Surge in HQ Leases

Recent leasing activity at the R&D at Legacy business park in Plano, Texas, has significantly increased occupancy rates, showcasing a strong demand for flexible office and warehouse spaces. Stream Realty Partners announced that it has completed multiple transactions, resulting in five new headquarters leases that collectively span nearly 75,000 square feet. This surge has improved occupancy at the complex by almost 20%.

The business park, which covers 374,275 square feet across seven buildings, has drawn diverse tenants, including notable companies such as Riken Vitamin Co., Airspan Networks, US Youth Soccer, Vector Power, and Ojos Locos Sports Cantina. “Through our strategic repositioning and marketing campaign, we’ve seen significant tenant interest at R&D at Legacy from light industrial and flex users,” said Chase Lopez, Senior Vice President at Stream Realty. He emphasized that the park has become a prime destination for businesses seeking functional space in a premier location.

New Headquarters for Diverse Companies

Among the new tenants, Riken Vitamin Co., a Japan-based producer of food additives and vitamins, is relocating its U.S. headquarters from Torrance, California. The company has signed a lease for 12,653 square feet at the building located at 6700 Pinecrest Drive. This move aligns with Riken’s strategic expansion plans, as stated by Stream Realty.

Airspan Networks, a global leader in 5G access and transport solutions, is also consolidating its operations. The company is combining its Florida and California offices with its existing Plano operations and has leased 12,363 square feet at 6652 Pinecrest Drive. This expansion increases Airspan’s footprint at R&D at Legacy to nearly 26,000 square feet.

US Youth Soccer, the largest youth sports organization in the United States, is relocating from Frisco to Plano. The organization signed a lease for nearly 11,000 square feet at 6700 Pinecrest Drive. This new space will enable the organization to centralize its storage and office operations.

Vector Power, which specializes in electrical infrastructure services, has also made significant moves. Originally occupying 8,000 square feet at 5212 Tennyson Parkway, the company recently executed an amendment to expand its space to 23,840 square feet. This expansion positions Vector Power to meet the growing demand for infrastructure related to artificial intelligence.

Ojos Locos Sports Cantina, a Latin-based restaurant chain with over 35 locations across five states, has signed a lease for 15,000 square feet at 6400 Pinecrest Drive. This location will serve as the company’s headquarters.

Transforming Office Space for Modern Needs

The R&D at Legacy business park was acquired by BH Properties in February 2025. Originally designed for value office use, the one-story buildings located along Pinecrest Drive and Tennyson Parkway have been repurposed into modern office and warehouse spaces. This transformation addresses the increasing demand for shallow bay industrial users in the region.

David Um, managing director of asset management at BH Properties, expressed confidence in the North Texas market. “The region’s steady job growth, diversified economy, and tenant demand for high-quality, flexible space make Plano a standout location for this type of adaptive reuse asset,” he stated.

Stream Realty has been entrusted with the leasing and marketing efforts for the business park, with key team members including Chase Lopez, James Mantzuranis, and Sam Bass leading the initiative. This recent wave of leasing activity not only signals a successful repositioning strategy but also highlights the ongoing evolution of commercial real estate to meet contemporary business needs.
