President Donald Trump has announced plans to prevent large institutional investors from purchasing single-family homes. This development was shared on his social media platform, TRUTH Social, where he emphasized the importance of homeownership as a fundamental aspect of the American Dream.

In his post on January 3, 2024, Trump stated that the rising inflation, attributed to the policies of President Joe Biden and the Democratic Party, has made it increasingly difficult for many Americans, particularly younger individuals, to afford homes. He remarked, “For a very long time, buying and owning a home was considered the pinnacle of the American Dream. It was the reward for working hard, and doing the right thing, but now, because of the record high inflation, that American Dream is increasingly out of reach for far too many people.”

Trump pledged to take immediate action to address this issue, indicating he will call on Congress to formalize the proposed ban on large investors acquiring single-family properties. He stressed the principle that homes should be for living, not for corporate profit. Trump plans to elaborate on his housing proposals at an upcoming speech in Davos, scheduled for mid-January.

The urgency of this issue is underscored by recent reports indicating that nine out of ten Americans believe corporate landlords have hindered their ability to buy homes. According to analysis from Yahoo Finance, the rising costs of housing have made homeownership increasingly elusive. A recent report from Bankrate highlighted that the typical family now allocates over 40% of their income to secure a median-priced home, a significant increase from the previously acknowledged threshold of 30%.

Housing market analysts also suggest that conditions might improve by 2026, with expectations that mortgage rates will stabilize, although they are unlikely to return to the record lows experienced during the pandemic. Recent data from Redfin reveals that the median home price now stands at $441,000, reflecting an increase of over $100,000 since 2019.

In a speech last month, Trump hinted at unveiling “some of the most aggressive housing reform plans in American history.” His recent announcement may represent the initial steps in that direction, as he seeks to address the ongoing challenges facing potential homebuyers across the country.

With the landscape of homeownership evolving rapidly, many will be watching closely to see how Trump’s proposed actions unfold in the coming weeks and months.
